Loose Lips Sink Ships… It’s a slogan from back in World War II intended to help soldiers remember that when they are talking, people are listening, and it might be the enemy.

Well, the same idea translates to real estate.  I have written posts before “Everything You Say Can And Will Be Used Against You“, and “Can I Trust A REALTOR?” trying to explain the importance of agency and confidentiality.  And yet… 

Tonight a friend on Facebook posted about a conversation she had with a FSBO (For Sale By Owner – someone who is trying to sell their own home), and it’s almost like that owner was providing a tell all biography.  That’s sure to give her clients the upper hand during negotiations.

Last week, I showed a property I have listed to a buyer who explained to me that (a) they don’t need an agent; and (b) although they are going to offer X, they are willing to do Y.   Clearly, they don’t understand agency or negotiations.  When I told my clients the buyers would do “Y”, that is what our counter offer was, which they accepted.

I don’t know how much clearer I can be:  Hire an agent and let them be your spokesperson.  I promise, they’ll earn their keep if you choose wisely.

And this isn’t just about agency, be aware of where you are when you’re talking.  These days, you may be “alone” in someone’s house… perhaps a home you hope to buy… and there may be cameras transmitting everything you say to the seller at work.  Or you could be out front, and a neighbor may be listening through the window… You know they can’t help but be nosey about the potential new neighbors, and I am sure eventually you’ll become fast friends.  But for now… for now, that neighbor is friends with the person you wish to buy from.  AND, they want you to pay more for the house, because it helps support the value of their own home.  

So remember, Loose Lips Sink Ships… and real estate transactions, too.  “Shhhh!!”
