ISO a HOME…. (February 7th, 2017)

It’s TRUE!  Inventory is SO tight right now… We need more homes to sell!  I have buyers looking for some thing in particular and there is simply nothing on the market at the moment that is the right fit for them.  Any chance you own one of these homes and are thinking of selling? Or maybe one of your friends??  Will you check around for me??

Here are the needs of those real estate buyers who have not yet found what they’re looking for:
Potomac Station Townhomes
One buyer is looking for a home in Leesburg for around $400,000 with a garage (2 car preferred, 1 car might be considered).  They’ve identified neighborhoods like Foxridge & Exeter (single family homes), Oaklawn, Spring Lakes, Edwards Landing, Potomac Station, and Stratford as neighborhoods which have had recent sales that would fit their needs.  They are hoping to move in March or April, though they can be flexible for the right house.

Another buyer is looking for a Single Family Home around $500/525,000.  They would like to be Leesburg or east, but may consider Purcellville or Hamilton for the right house.  Neighborhoods like Ashton Downs, Exeter, Greenway Farms, Kincaid Forest, Potomac Station, Potomac Crossing, Evergreen Meadows, or Tavistock Farms are neighborhoods that have recent sales that would meet their needs.  They will be looking to move late spring.

A third buyer is looking for a home within 20 minutes of Banshee Reeks – ideally Leesburg area, but has flexibility.  Price range maxes out about $700K, they want 2 or more acres, with at least 3 bedrooms and 2 baths.  They are looking to move this summer, or possibly sooner.

And… drumroll please… my fourth buyer is looking for a home with a main level master…price range in the $700/800,000 range…in Loudoun.  Minimum requirements are: 4-5 bedrooms, 4-5 baths, 3+ car garage, and a partridge in a pear tree…oh wait! Wrong buyer…. scratch the partridge in a pair tree.  They do, however, like newer architectural elements and nice finishes like hardwoods on the main (at least), stone or brick on the front with hardiplank everywhere else and a nice open floorplan.  They would consider a home that does not have a main level master, but ONLY if it had an elevator, a place where one could be easily added, OR had a “back staircase” to the bedroom level where a lift could be installed.    They’re ready to move now… or at least to find the right home now, and they can be flexible on their moving date.
