It’s a seller’s market in most cases… and I have BUYERS who are in search of homes we just can’t find. Can you help?

It occurred to me today that if you come to my web site and click on “My Listings” you will find a list of homes for sale, each of which represent sellers I am working with that are ‘in search of’ a buyer for their properties. But, how could you possibly know what buyers I am working with that are ‘in search of’ a special property?

Well, now you know – you come to this page. I’ll work to update it weekly and you’ll get to have a list of the types of properties I need your help to find.

For the week beginning April 14th, on behalf of my clients and customers, I am in search of the following:

A raw land or “tear down” lot in Vienna, one quarter to one half acre minimum size, with public water and sewer, ideally in the Marshall Elementary school district (other school districts will be considered). Desired price range is under $600,000.

Multiple townhomes in the Dulles area (eastern to central Loudoun and Dulles Cooridor including Centreville-Chantilly-Herndon area of Fairfax County)…. These are for long term investors who plan to rent the homes. In these cases the overall numbers need to “work”. We will compare acquisition plus renovation costs to the potential for rental income to determine an estimated return on investment, and those that have ratios that are attractive will be our focus. Generally, acquisitions are below $350,000, with rental rates at $1700+ per month. Condos and single family homes will be considered.

Single Family Home in Leesburg, walking distance to downtown/historic district of Leesburg, and near the bike trail, with a maximum price of $500,000. Generally, homes in the Ashton Downs, Parkview Estates, and Catoctin Chase areas of SW Leesburg fit this criteria. Others will be considered.

Detached home priced under $400,000, with a garage, in good overall condition in the eastern to central Loudoun area. This buyer isn’t crazy about conventional center hall colonial homes and really likes the design and layout of older homes such as raised ramblers and split level homes. The key here is the home needs to be in good general condition as the buyer does not have significant funds after closing to invest in the house.

Land for residential, commercial or mixed use development… I work with a small development group who is in search of farms which can be subdivided or rezoned and sold. We’re looking at lots of different kinds of property, but in general, if you have raw land to sell, I may know a buyer. Reach out to me.
