Vicky’s 2 cents: Pat may not claim to be able to perform miracles and his own review of what his company does and doesn’t do is modest.  In my experience with Pat, he stands out when compared to other lenders.  First of all, he has an underwriter who is accessible when there are questions on the initial application – that’s huge.  It means if you fall into a grey area he can get a black or white answer BEFORE you have your heart set on buying a particular home.  His company can and will make reasonable exceptions to rules.  I had one client who had switched jobs about 8 months before she wanted to purchase a home.  The lender that her dad recommended qualified her, but refused to count the bonuses she was getting in the new position.  This meant she couldn’t purchase the home she wanted.  But, Pat was able to justify a reason for an exception to the rule (she’d been with the company for years, and had regular bonus payments that were verified to be likely to continue).  And, he got his underwriter’s blessing before he issued the prequalification letter.  That kind of flexibility can make your dreams attainable…. or not.
