Raspberry Falls

Raspberry Falls is a community of single-family homes located north of the Town of Leesburg, west of Route 15.  These homes, originally developed by Van Metre, are a collection of five different home models ranging from 3,318 to 7,056 square feet, with floor plans that include between 3 and 6 bedrooms, main level living, spacious gourmet kitchens and 3-car side entry garages.

Lots here range in size from just under an acre to over 25 acres. The neighborhood was developed based on hamlet design, which groups up to 25 homes together, where the homes are built close to the street with great open space behind. The Raspberry Falls HOA boasts that the “innovative design works well for the elegant community, providing for a neighborhood setting with the charm of country club living.”

Amenities in this community include an outdoor pool and tennis courts, and the HOA hosts annual events such as a pool party and community yard sale. The homes in Raspberry Falls occupy space alongside the Golf and Hunt Club of the same name, although there is no formal connection between the two. The golf club is an independent business which leases land from the developer. Raspberry Falls residents who enjoy golf will still be thrilled to know that the Golf Club does offer resident discounts on yearly fee memberships.

Close to the Virginia/Maryland state line, Raspberry Falls is an easy drive to/from the Point of Rocks MARC station, expanding the commuting options for residents of this community.  White’s Ferry, another commuter alternative for this neighborhood, crosses the Potomac only three miles away.

Recreation options abound in the surrounding area. Morven Park is nearby, with its equestrian event center, new hiking trails,  historical tours, and more. Ida Lee Park, Rec Center, A.V. Symington pool, and the Rust library are all reasonably close to Raspberry Falls. In the other direction, the hamlet of Lucketts and its community center is a hub of activity, including a preschool, the Lucketts Fair, and regular bluegrass performances. Several notable wineries are within a few miles of Raspberry Falls, including Tarara and its summer concert series and Lost Creek with its shady patio.  The C&O Canal National Historic Park, a popular hiking and cycling path, is just ten miles from the neighborhood, and the access point there also has a public boat launch on the Potomac River. Antique and vintage shoppers will love Raspberry Falls’ proximity to the Old Lucketts Store and a few other nearby shops.

The conveniences of Leesburg, including shopping and services, are a short drive away via Route 15 south. Locavores will be delighted that Route 15 north of the neighborhood is dotted with farmstands.  Frederick, MD is an alternate nearby destination for shopping and services.
